AMENDMENT OF DECLARATION OF
WINDSOR MEADOWS CONDOMINIUM ASSOCIATION
OF
BRENTWOOD, NEW HAMPSHIRE
NOW COMES, Windsor Meadows Condominium Association, with a
usual place of business in Brentwood, New Hampshire, and pursuant to the
authority granted to the Unit Owners pursuant to Article XI of the Declaration
of the Windsor Meadows Condominium Association, Article VIII of the Windsor
Meadows Bylaws, and by the New Hampshire Revised Statutes Annotated Chapter
356-B (the Condominium Act), hereby amends said Declaration and Bylaws, recorded
in the Rockingham County Registry of Deeds beginning at Book 3506, Page 2311 as
follows:
Delete Paragraph B of Article I of the Bylaws and replace it with the following
Paragraph:
B.Term.
Each member of the Board of Directors shall serve for a three-year period.
Immediately after the passage of this Amendment, the Board of Directors shall
decide among itself which of the three Directors shall serve the remainder of
the current Directors’ terms as one-, two- and three-year terms. Thereafter, at
the expiration of the term of office of each Director, the Director’s successor
shall be elected to serve a term of three (3) years. Each Director shall hold
office until his successor has been elected.
Add the following paragraph to the end of Article I of the Bylaws:
G. Compensation. As
compensation for acting on the Board of Directors, the Association shall waive
the monthly Common Area assessment for the Unit in which the Board member
lives for each month the Directors remains on the Board of Directors. Each
Board member shall pay his or her portion of any special assessments. No
Director shall receive compensation unless the Director shall have as the
Director’s primary residence a Unit at Windsor Meadows.
