ANNUAL MEETING MINUTES
May 18, 2005

Quorum met
Call to Order
Tom King and Chip Winslow opened the meeting by welcoming the owners in
attendance and introducing themselves. A quick introduction of all owners
present was also done.
Board of Director’s Remarks
Tom and Chip reviewed 2004, addressing accomplishments and goals for the
association.
Chip discussed year to date numbers for 2005 along with the following topics:
Condominium Fees, Budget numbers, Maintenance Requests, landscaping, community
meetings, smoke detectors within the dog houses of each building, foundations
issue, decks not lining up and possible capital expenditures.
Tom then spoke of the 2005 capital improvements, light pole replacement,
street signs, water filters in some of the buildings needing to be installed.
Election Process
Sentry gave a brief overview of election procedures. Three positions were
available. Floor was open to nominations. Only three owners step forward. Slate
was unanimously accepted: Tom King, Chip Winslow, and Cathy Cilley.
Open Forum
The floor was opened to questions from the unit owners.
The same year to year topics were also touched upon: dogs barking, pets
being tied to decks, lack of owners picking up after their pets, trash, and
overall appearance of the association.
Sprinkler system issues with the buildings in phase I & II
Landscaping and Snow Removal Issues
Community spirit
No mulching of rear unit
Street Parking - not allowed
Lighting throughout the complex
Miscellaneous work orders were taken
Staining of decks on buildings 1, 2, & 10 + four not completed in 2004
Condominium Fee Raffle
The unit number selected in a random raffle for a free month (July 1, 2005)
of condominium fees was unit 16. Any owner supplying the Association with a
proxy or was present for the annual meeting was eligible.

With no further questions, the Annual Meeting was adjourned at 7:50 pm
